My father, who owns a small parts store and garage for vintage British sports cars, called me up recently and droned on and on about how he is getting killed by Euro. Confused as to how Euro could possibly be affecting his small and seemingly insignificant business, I asked him how. “Because of Euro!” He went on to explain, after calming down of course, that distributor that he orders his vintage parts from had increased their prices by roughly 30% due to dollar’s poor performance against Euro. Apparently, it takes about $1.30 USD to buy same merchandise that may be acquired with 1 Euro. Essentially, relationship between dollar and Euro is same as we have always had with Canadians—only, we have become Canadians in this bizarre scenario! After getting off phone with dad I decided to investigate this currency exchange question a lot further and came to one startling but very true realization—the stock market is for chumps! Foreign Exchange is where it’s at. The act of exchanging legal tender of one country for that of another. People who play currency exchange market (Forex) do! With same amount of analysis or less in most cases, people anticipate rate at which one currency will convert into another and Presto!—profits please! So if one anticipates that Euro will be stronger next week compared with dollar and I convert $50,000 into Euros, then next week when Euro does in fact rise I can convert those Euros back into more dollars than I initially invested only a few days earlier—or even previous day! Why have your money tied up for extended periods of time praying for a good quarterly earnings report or being grateful for peanuts thrown to you in form of a dividend?

In most cases, THESE LOANS will require a 20% DOWN PAYMENT OR MORE! The only benefit of using private or hard money lenders is when" NO OTHER FINANCING OPTIONS EXIST FOR YOU!" FINANCING is key ingredient to identifying lucrative real estate investment opportunities, yet, so few people truly understand power of knowing WHERE to find right financing and HOW to get it! WHAT IF you had several lenders, today, that would only require you have 2 to 3% down payments (on certain qualified projects)… WOULD THIS BE OF INTEREST TO YOU? A $5,000,000 loan with 2- 3% down payment equates to putting down $100,000 to $150,000. As an individual investor, this down payment would still be pretty steep for you however, today, many residential investors are already joining and forming Investment clubs to increase and enhance their purchasing power. TO ALL residential real estate investors....... REAL MESSAGE here is that you are closer to buying commercial real estate than you think! This example should make it clear to you that finding right financing is FIRST step and key ingredient to your real estate investing…….. however, there is a PROBLEM.
