Unfortunately this program is frequently abused. This program is very much needed for families who cannot afford a place to live. The abuse comes in when families or individuals hide their assets and income from agency in order to qualify for program. The limited funds that HUD has then goes to people who are capable of paying for their own rent and many who are in desperate need remain on agency waiting list. HUD is constantly policing this situation but there will always be those who will abuse system at expense of innocent.

It generally takes 3-5 days but this varies widely. If you are applying to a special program, it can take quite a bit longer.

HOW DO APARTMENT COMMUNITIES HANDLE CREDIT PROBLEMS?

Every property management company is different but if you have had credit problems it is best to be up front about it. Provide any documentation that you have as to how problem came about and how it is being resolved. If you have made arrangement to pay back a creditor, bring letters and canceled checks to prove it.
