Ask when report will be delivered. Often buying decision is time critical, you want to be sure you will receive your completed report in time to read, review, and respond. The best companies can deliver report to you right at home as inspection is completed. Does completed report include photographs? Often report will contain descriptions of damage or defect in locations of home that only inspector was able to access, like rooftops or crawl spaces. You will want pictures of these areas to make your understanding of scope and location of damage clear. It also makes repairs simpler to get estimated when a photograph is available. Lastly, be sure to attend home inspection, watch process, and ask lots of questions - history of your home will unfold before your very eyes! Areas with visible mold colonies can be thoroughly cleaned with detergent, followed by wiping with a bleach and water solution. Porous materials such as ceiling tiles and carpet are difficult to clean and often require removal and replacement in all but most minor of outbreaks. In most cases, testing to determine mold species is not necessary to solve problem. If an individual has an extreme or specific health risk factor, testing may be of value in assisting medical professional in addressing specific health situation. If outbreak of mold is extreme, testing maybe wise in ensuring safety during remediation. The choice to test or not should always rest with homeowner or potential homebuyer, but decision should be an informed one made with assistance of an ASHI certified home inspector who has received additional training specific to mold management. With a basic understanding of management of moisture, household mold maintenance is simple. Molds have been around forever and will never be gone, and it is good that they are here.
